HVAC: Efficiency & IAQ
In today’s facilities, HVAC trends are converging toward systems that are smarter, cleaner, and health-driven: electrification and low-GWP refrigerant adoption are accelerating, and connected sensors are enabling real-time optimization for energy efficiency. In addition, thanks to COVID-19 and the increase in wildfires, indoor air quality remains a top health concern for building occupants. Demand is surging for enhanced filtration, UV/UV-C air disinfection, humidity control, and continuous airborne pollutant monitoring.
Security: From doors to access control
Managing access and security in facilities is more complex than just a decade ago. Secure hardware and locking mechanisms are being built into the designs of the doors. Along with this, access control technologies are becoming more intelligent, integrated, and user-friendly. Innovations like biometrics, cloud-based management, mobile access, and artificial intelligence integration play key roles in today’s technology.
Lighting: Energy & Emergency/Occupant Safety
LEDs remain the dominant technology, but smart controls, occupancy sensors, and daylight harvesting are also helping to cut energy use by as much as 50 to 80 percent. As occupants continue to return to facilities, human-centric lighting is also gaining momentum, with tunable color temperatures and adaptive brightness designed to support circadian rhythms and boost comfort. However, as important occupant health is, safety remains a top priority with reliable emergency lighting an essential component to protecting occupants.
Grounds: Winter Care & Summer Trends
As the calendar turns to winter, facility maintenance managers need to ensure their snow and ice management plan accounts for staffing levels, equipment capacity and availability, and prioritizes area designations to ensure snow and ice is cleared in a timely manner. For warmer climates and next year's grounds care, managers are navigating stricter emissions regulations with battery power, as well as exploring how autonomous mowers can create new efficiencies.
Roofing & Resilient Exteriors
The rise of resilience in institutional and commercial facilities has mirrored the growing intensity and frequency of natural disasters and other emergencies that threaten facilities’ operations and occupants. Strategies include upgrading to high-performance roofs and applying hardening roof coatings. In addition to roofs, maintenance and engineering managers treat architectural coatings as critical elements in the durability of their facilities.
Restroom Fixtures
A dirty restroom with outdated fixtures tarnishes the overall reputation of the facility. With expectations so high, maintenance and engineering managers strive to make restrooms cleaner and appear more welcoming. Part of these improvements include selecting sensor-enabled equipment and touchless fixtures to create a better occupant experience and alert maintenance staff to problems before they even occur.
