School District Saves Thousands after Retrofit

The Kettering City School District has 1.5 million square feet of facilities spread across 240 acres. Most of the 15 buildings are more than 53 years old; one even dates to 1945. The district used rebate incentives and other cost savings to justify an investment that encompassed interior and exterior lighting retrofits as well as integration of HVAC controls and building automation systems from four different vendors. And the investment paid off: The district has made impressive reductions in electricity consumption over the past 5 years, and achieved $317,862 in savings after the first full year alone. Find out the details about this project and others in the writeups of the winners of the 2016 Facility Maintenance Decisions Achievement Awards.

Inspiring Staff While Doing Your Job

My favorite part about being the senior editor of Building Operating Management is the interviews I get to do. One of my most inspiring was with Scott Minnix , director of the General Services Department for the City of Houston. He juggles maintenance backlogs and day-to-day decisions while inspiring his staff to reach for greater heights. How do you inspire your staff to greatness? Who inspires you? Read Scott's story and share one of your own.

TD Bank Aligns Outsourcing Services with Facility Bottom Line

The "Vested" strategy for outsourcing is based on successful strategic outsourcing partnerships at Procter & Gamble, Microsoft, and McDonalds. It is based on five rules and 10 contractual elements that, taken together, offer an approach that ties a service provider's success directly to its ability to drive success for the facility organization. One successful implementation was at TD Bank, which won an FMXcellence Award for the way it recrafted its outsourcing arrangement to align the bottom-line interests of the facility department with that of the outsourcing services company.

Roof Coatings:
What Works and What Does Not?

Facility maintenance managers too often view roof coatings as a cure-all. "Coatings are not a miracle in a bucket," says one manufacturer. "Most coatings are designed to go over an existing membrane and are not the primary waterproofing membrane." I talked to roof coatings manufacturers for an article in the July/August issue of FMD. See what they had to say and share your own tips and questions here.
