Different Roles for FMs v. Property Managers

A mechanical contractor seeking to understand his clients posted a provocative question: What is "must have" knowledge for Facilities Managers and Property Managers? The discussion has turned out to be quite lively. One commenter with 20 years' experience in fixing, building, and managing facilities said, "I think the two terms are interchangeable, although it seems like the term facilities manager tends to be more technical and the term property manager tends to be more focused on the real estate side... The technical stuff is important but lots of successful FMs and PMs have technical people who handle that stuff. I think management and supervision skills as well as financial fluency are the other two big areas a successful FM needs to do the job well." What do you think?

Using Pinterest for FM/Occupant Relations?

You probably use social media as a newspaper/email/phone proxy - but do you use it for facilities management? Just a little over 1 billion folks use Facebook everyday, and 1.4 billion use it at least once a month. Twitter is up there too, as well as Instagram and a whole bunch of other social media platforms. A Building Operating Management article looks at how one property manager uses social media (primarily Facebook and Twitter) to connect with tenants for emergency communications, and non-emergency stuff like recycling events or construction activity. One commenter on the article talks about using Pinterest as a tool. Read about it and let us know your experience and experiments. And, find Building Operating Management on Facebook, Twitter, LinkedIn, Instagram, Tumblr, and Periscope!

The Importance of Employee Performance Management

Any organization looking to stay at the top of its game should focus on performance management. The same applies to an organization that is working at outperforming the competition. By definition, this simply means putting in place processes that measure your workforce's ability to not only meet set goals, but also exceed them. Once measured, these efforts should also be rewarded in a bid to keep employee morale up and to encourage their engagement as well. The result is that you will increase your overall productivity, create employee loyalty and beat the competition while at it. Said one commenter to this post, "it's important to help people see that we do value all the work they do and show them how they can rise through the ranks to possibly manage a facility like this on their own in the future too!" What do you think?

Is Your New BAS 2026-Ready?

Advances in technology are having a major impact on building automation systems. A recent Building Operating Management article looks at three specific developments – wireless communication, virtualization, and analytics to handle Big Data coming, in part, from the Building Internet of Things – to help FMs ensure that a BAS being planned today is "2025-ready." Are you planning now for technologies that could well be installed in your building over the next ten years? What steps are you taking?
