FM Strategies & Solutions from Building Operating Management
Helping build a better building. Inside and out.

Windows account for over 30 percent of all heating and cooling costs for commercial buildings in the U.S. This could mean hot or cold areas that impact tenant comfort and excessive energy bills that eat into your profits.

Building owners and managers are learning about a revolutionary solution that can help improve energy performance and tenant comfort without costly window replacements: 3M™ Thinsulate™ Window Film Climate Control Series. The film can reduce heat loss through windows by as much as 40 percent and heat gain through windows by as much as 37 percent¹, while preserving views and the exterior aesthetics of your building.

Simple Retrofit, Fast Payback

Consider this: Many cities across the U.S. now require building benchmarking. Not only are buildings audited, but non-compliant buildings are forced to pay fines. Data may be publicly disclosed to help tenants make informed decisions about the costs of renting space.

That's why finding cost-effective, energy-saving technologies like 3M™ Thinsulate™ Window Film is imperative to maintaining your bottom line. You'll be happy to know that the films may also be used toward LEED® credits. With many ROIs of less than three years, building owners and managers are discovering cost savings associated with 3M™ Window Films.

Cost-Effective Climate Control

3M™ Thinsulate™ Window Film is a low-emissivity (low-e) film designed to improve window insulation values - much like upgrading single-pane windows to double-pane, or double-pane to triple-pane windows. 3M™ Thinsulate™ Window Film has been installed on registered historic buildings to enhance sustainability and comfort, while maintaining the existing windows and the appearance of buildings.

Case in point: When Minnesota mandated greater energy efficiency in government-owned buildings, it posed a particular challenge for the Governor's Residence in St. Paul. Built in 1912, the mansion was equipped with old, single-pane windows that were inefficient at keeping out the cold Minnesota air. But as a historic property, the external architecture had to be preserved.
