AIA Releases New Owner/Consultant Agreements
Download White PaperThe AIA has released a new owner / consultant agreement with two accompanying scope of service exhibits for land surveying and geotechnical engineering.

AIA Document C103™-2015, Standard Form of Agreement Between Owner and Consultant without a Predefined Scope of Consultant's Services, contains basic business terms that memorialize the general responsibilities of the owner and consultant and sets expectations for dispute resolution, termination, and insurance. The AIA has also released exhibits for the two most common scopes of service, land surveying and geotechnical engineering. Before an architect can design a building, they need information about the property. Land surveyors provide details about property lines and legal easements, while geotechnical engineers analyze the soil to determine what kinds of foundations the architect's team can design.

AIA Document C201™-2015, Standard Form of Consultant's Services: Land Survey, includes the option to choose between a simple boundary survey that shows property lines and existing structures, an ALTA/ACSM survey that shows title information, or a topographic survey that shows elevations, contours, and utility information.

AIA Document C202™-2015, Standard Form of Consultant's Services: Geotechnical Engineering Services, includes a detailed list of items that the geotechnical engineer must include in their report, like foundational evaluations and recommendations. It also requires the geotechnical engineer to remain available for consultation during design and construction.

The C201-2015 and C202-2015 function strictly as exhibits to the C103-2015 owner/consultant agreement and may not be used as stand-alone agreements.
